As spring rolls around again, it’s almost that time of the year to sign a lease with an apartment. This time of year, you probably know what you are looking for based on your situation. Are you looking for a place for just yourself? Or will you be staying with a significant other, roommates, or even your family? You might also have narrowed down your options based on a few quick preliminary searches on the internet.  

There are a lot of things to look for when touring apartments and a lot of good questions that you can only find the answers to during the tour. Below are some important things to look for and questions to ask when touring an apartment. 

Water pressure

Turning on and off the water in every room in the apartment feels uncomfortable during a tour, but having to deal with a shower that barely trickles out water every morning is a hassle. Turn faucets and showers on and off, flush toilets, see how the water pressure is at different temperatures. Also, be sure and see how long it takes for the water to go from cold to hot to ensure you have proper temperatures flowing throughout the apartment. 

Common spaces

Common spaces are a great indicator of how well the property is taken care of. Hallways, stairwells, lobbies, and courtyards say a lot about management and its tenants, and well kept common areas are a great sign.


Some apartment complexes offer additional storage space to their tenants in the form of storage lockers or even personal garages. If you have an abundance of extra goods, storage might be a must-have.


Out of commission outlets are more common than you think. Get yourself a socket tester to bring with you on a tour to test every outlet you see. Also, be sure to determine how many outlets you will need in each room and make sure that each room fits what you are looking for. 

What appliances are included?

While most apartments come with a stove and fridge, many apartments don’t come with a dishwasher, washer, or dryer. Ask what appliances are included and which aren’t while on your tour to ensure you have what you need. 

How quickly does maintenance typically respond to work orders?

Things break. Regardless of how delicate and careful you are, items get worn down and damaged, and when they do, it is crucial they get them fixed fast. Ask the person giving you a tour how quickly their turn arounds are for work orders. 

Are utilities included?

Some apartment complexes include all utilities. This can save you hundreds of dollars, if not thousands, over the course of the year.
